The right to rent an apartment can be obtained by paying 30% of the investment value per 1 m² of the apartment’s usable floor area, known as the participation contribution. According to TBS estimates, this amounts to approximately PLN 840 per 1 m² of the usable floor area of the selected apartment. For an apartment with a usable floor area of 33 m², this amounts to PLN 27,720.
This contribution must be paid into TBS’s account within two weeks of signing the participation agreement. The remaining value of the investment (70%) will be financed with a commercial loan taken out by TBS following a tender procedure.
After the apartment is occupied, the participant becomes the tenant and pays rent of approximately PLN 12 per m², which also includes repayment of the principal and interest instalments on the loan obtained. Five years after moving in, the participant is entitled to purchase the apartment. The apartment’s value will be its market price, determined by a property appraiser; the participation contribution already paid will be credited toward the purchase price.
The building on Gdańska Street will have four floors and will be constructed on a plot owned by TBS. The building design provides for 52 apartments of various sizes, from 33 m² to 84 m². The lower-ground section of the building will contain a multi-space underground garage with 24 parking spaces. The spaces will be rented to the building’s residents under separate agreements and will also be transferable together with the apartment. In addition to these spaces, there are 13 parking spaces on Gdańska Street and 11 by the lower road.
Each apartment will be finished to a turnkey standard and will have its own balcony and a windowless utility room, while the apartments on the top floor will be two-level units with a terrace.
The area around the building will be equipped with the necessary accompanying infrastructure, including greenery, a playground and a recreation area for adults. The building itself will have all necessary utilities and installations, while central heating and hot water will be supplied from the municipal heating network.
The expected completion date for the investment is summer 2014. Details are available on the TBS website, at the company’s headquarters in Bolesławiec (6d Bankowa Street; at the secretariat or investment desk), and by telephone at: 75 644 81 11 or 75 644 81 19.
