A sudden increase in apartment rental prices took place in February 2022. Since then, rates have risen by several percent each month, and this trend has still not stopped. Quite the opposite. With the arrival of 2023, the average apartment rental price in Poland rose again.

The reasons for this situation include, for example:

  • rising inflation—high living costs mean that fewer and fewer people can afford to buy their own property. As a result, demand for rental properties is growing, which drives prices up even further;
  • changes to the taxation of rental agreements—from 2023, owners must settle rental income using a lump-sum tax. This means they cannot deduct income-generating costs, such as loan installments, from their profits and are required to pay tax even on a symbolic amount of one złoty.
