Is an apartment really cheaper?

Several factors determine the final balance. The price of an apartment depends on whether it is purchased on the secondary or primary market, as well as on its location and standard. Apartments of the highest standard are very expensive. A significant disadvantage of apartments is the lack of privacy: we have to adapt to our neighbours and the applicable rules. In our own home, we have complete freedom. By planning the construction of a house well, we can spend less money than on an apartment, while the added benefits will be privacy, peace and a piece of our own garden.

Plot of land

This is a significant item in the budget for building your own home, unless we have received the land as a gift or inheritance from our family. If we are not that fortunate, we have to buy it, but there are several ways to reduce the cost:

  • we should not buy in fashionable areas – prices there are considerably higher than elsewhere,
  • we can buy agricultural land and reclassify it as building land – the costs will be much lower
  • undeveloped plots without utility connections are cheaper than plots with utilities
  • finding a suitable plot requires considerable effort and time, but the savings can be substantial.

Design

We can also save quite a lot here if we choose a ready-made design from a catalogue. Average prices are around PLN 3,000. The cost of adapting it must be added to this. Even so, it will be several times cheaper than an individual design, which costs over ten thousand zlotys.

House construction

This stage of the project offers the greatest potential savings, but it also requires a substantial contribution of our own work. Above all, materials should be ordered directly from manufacturers; intermediaries charge commissions of several percent, and we can additionally save on transport. For simple tasks, we can hire people from the local area, which will reduce costs. It is better to commission individual stages to different teams, as this allows us to choose cheaper offers and better professionals. A general contractor will add extra costs, and our influence over the quality of the work will also be reduced. When completing the structural shell of the building, we must remember that we should not save on the quality of materials, as this will later affect the building’s operating costs and living comfort. We can, however, choose cheaper materials with the same specifications.

Finishing the house

This is the final and, at the same time, most expensive stage of building your own home. Nevertheless, we can also make some savings at this stage. First, we should try to buy paints and ceramic tiles during promotions. Building supermarkets offer plenty of such deals, and the same applies to fixtures and other furnishings. One of the more expensive purchases will be the central-heating boiler. This is not where we should economise. The newer the generation of the boiler, the more expensive it unfortunately is to purchase, but the cheaper it is to operate and the lower the heating bills. The investment will quickly pay for itself. By making informed choices, we can become owners of our own home at a quite reasonable price. The only disadvantage is that managing the investment this way extends the construction period.
