Apartments with a contribution toward construction costs starting at PLN 29,000
Bolesławiec’s Social Housing Association is accepting applications for apartments in the participation system, which will be built in the building on Gdańska Street. The right to rent an apartment can be obtained by paying an amount equal to 30% of the investment value per 1 m² of the apartment’s usable floor area, known as the participation contribution. According to TBS estimates, this amounts to approximately PLN 840 per 1 m² of the usable floor area of the selected apartment. For an apartment with a usable floor area of 33 m², this is PLN 27,720.
This contribution must be paid into the TBS account within two weeks of signing the participation agreement. The remaining 70% of the investment will be financed with a commercial loan taken out by TBS following a tender procedure. After moving into the apartment, the participant becomes its tenant and pays rent of approximately PLN 12/m², which also includes repayment of the principal and interest instalments on the loan obtained. After five years of residence, the participant is entitled to buy the apartment. The apartment’s value will be its market price, determined by a property appraiser, while the participation contribution paid will be credited toward the purchase price.
The building on Gdańska Street will have four floors. It will be built on a plot owned by TBS. The building design provides for 52 apartments of various sizes—from 33 m² to 84 m². A multi-space underground garage with 24 spaces will be located in the basement. Parking spaces will be rented to the building’s residents under separate agreements and may also be transferred together with the apartment. In addition to these spaces, there are 13 parking spaces on Gdańska Street and 11 by the lower road. Each apartment will be finished turnkey, have its own balcony and a windowless utility room, while the apartments on the top floor will be two-level units with terraces.
The area around the building will be equipped with the necessary accompanying infrastructure (greenery, a playground, a recreation area for adults, etc.). The building will have all necessary utilities and installations, while central heating and hot water will be supplied from the municipal district heating network.
An application for a building permit was submitted in January of this year. Waiting for the document takes two months. During this period, TBS continues to accept applications for apartments under this system. Participation agreements will be signed after the building permit is obtained. The expected completion date of the project is summer 2014. Two new buildings will be constructed on Staroszkolna Street
Two buildings with 80 apartments each will be constructed on Staroszkolna Street. They will contain one-room apartments (32–39 m²), two-room apartments (41–53 m²) and three-room apartments (54–59 m²). The project will be carried out in two stages. In the first stage, a building with 80 apartments will be constructed. The project will be financed entirely from municipal bond proceeds amounting to PLN 10.5 million. All apartments will be rented to the Municipality of Bolesławiec for subletting under the terms applicable to municipal housing.
The apartments will be finished turnkey. Each apartment will have a balcony and a utility room intended for use as a pantry or storage room. The planned completion date for the first stage of the project is the first half of 2014.
