Expense optimization through a cost estimate

House designs that are inexpensive to build e.g. https://archeton.pl/156-projekty-domow-tanich-w-budowie, which also include a cost estimate, are an optimal approach to the problem. A construction cost estimate is a financial document containing calculations related to building a house. It takes into account the type of materials used, as well as the type and scope of the work carried out. This enables the investor to know what expenses to prepare for.

What are the advantages? Nobody likes to overpay, and in the case of building a house, amounts resulting from neglecting proper research into material or labor prices can grow to thousands of zlotys. A cost estimate makes it possible to plan expenses sensibly and, if necessary, apply to a bank for a mortgage loan.

Types of cost estimates

The two basic types of cost estimates are the investor's estimate and the tender estimate. The former determines the initial expenses that must be incurred in connection with building a house based on the selected design. Such a cost estimate takes into account parameters such as:

  • the building construction technology,
  • materials required for construction,
  • finishing,
  • the type of work carried out.

Such a cost estimate contains specific information and can be helpful when obtaining a mortgage loan from a bank. This differs from the second type, namely the tender estimate. Its purpose is to provide contractors with basic information about the planned investment. There is also a post-construction cost estimate, which is prepared after construction has begun when an investor's cost estimate was not prepared beforehand. The final type is a blind estimate, which takes into account the prices of materials and construction equipment rental but does not include the costs of construction work.

Cost estimate and expense control

Estimating the cost of a construction investment makes it easier to find house designs that are inexpensive to build and suited to the investor's financial capabilities. However, this is not the only benefit of having a cost estimate. All expenses are included in one document, allowing you to replace materials with cheaper ones or adjust construction work (so that it remains compliant with structural requirements) if necessary.

When looking for ways to build a property more cheaply, it is worth considering certain types of structures. For example, houses with a square floor plan, without offsets or recesses, as well as single-story buildings, both terraced and detached, will be less expensive.
