A reader contacted our editorial office with a question about balcony renovations that were supposed to be carried out by the “Bolesławianka” Housing Cooperative.
In connection with this question, we approached the manager, namely the “Bolesławianka” Housing Cooperative, directly for comment on the matter.
We asked whether such balconies or their elements (e.g. railings) fall within the scope of renovation work carried out by the cooperative. What is the situation with such renovations? Is this the responsibility of the cooperative or of the tenant/owner?

In response to the question submitted, the “Bolesławianka” Housing Cooperative in Bolesławiec informs that no balcony renovations have been planned in the 40th Anniversary estate.
Under the House Rules applicable in the cooperative, the manager is responsible for balcony elements that are an integral part of the building’s structure, i.e. balcony slabs (§ 4, paragraph 4, point 1c) and railings, with regard to replacement and repair.
The owner of a residential unit uses the balcony without the participation of other people and is therefore responsible for maintaining those parts of the balcony that serve exclusively their use, including cleaning, maintenance and renovation.
Any changes to the appearance of a balcony that could affect the building’s aesthetics must be approved by the cooperative in advance. If there are any indications that raise residents’ doubts about the condition of a balcony, they should be reported directly to Administration No. 3 or at the Cooperative’s headquarters.
