Nowogrodziec officials:

The homes were allocated to residents who, due to their life circumstances, had been waiting for social housing. Some of these families live in municipal tenement buildings whose technical condition requires remedial action, including moving the tenants to new homes.

Gmina Nowogrodziec purchased the building at 14 Lubańska Street from the former Inco-Veritas facility in 2015. The local government says: “The building was in poor technical condition. Several retail and service outlets operated there, while the remaining rooms were unfit for use.”

The property was included in Nowogrodziec’s revitalization plan with the aim of renovating it, carrying out a comprehensive modernization and restoring it to an appropriate role. Ultimately, it was decided that the building would serve three functions:

  • service-related, which will remain on the ground floor
  • commercial – serving as a small business incubator, with low-rent premises available for business activities on the first floor
  • residential – 16 social housing units on the first and second floors of the building.

At the end of December 2017, a co-financing agreement was signed for the project “Modernization of the building at 14 Lubańska Street in Nowogrodziec for adaptation as social housing.” The project included a range of construction works covering the comprehensive modernization of the property and development of the surrounding area, installation works (electrical and sanitary), thermal modernization and adaptation of the property to the needs of people with disabilities.

The works involved completely changing the layout of the existing building by demolishing existing partition walls and creating new door and window openings. They also included removing existing stairwells that did not meet current evacuation requirements, extending the building with two external stairwells, installing new electrical, sewage and central-heating systems, and insulating the building.

Other residents of the revitalization area identified in the applicable Local Revitalization Programme, as well as all residents of Gmina Nowogrodziec, will also be indirect beneficiaries of the project’s results.
