Over 70 ha of land located in Zgorzelec have been incorporated into the LSSE by a decision of the Council of Ministers. This is an exceptional offer for conducting business in a well-connected border area of this part of Lower Silesia. On Tuesday, November 10, at the Municipal Cultural Centre in Zgorzelec, Rafał Jurkowlaniec, president of the Legnica Special Economic Zone, together with Rafał Gronicz, mayor of Zgorzelec, presented the new subzone and the advantages of investing in the LSSE to entrepreneurs and journalists.
Zgorzelec is a young, dynamic city open to change, worth recommending to entrepreneurs looking for new spaces in which to develop their companies. The area where entrepreneurs will find excellent conditions for conducting business comprises over 70 ha located near Bohaterów II Armii Wojska Polskiego and Słowiańska streets. Under the local spatial development plan, these areas are designated for industrial investment, bases, storage facilities and service activities. Thanks to the Council of Ministers’ decision to incorporate this area into the Legnica Special Economic Zone, entrepreneurs who decide to conduct their business here will receive a full package of investment incentives, including an income-tax exemption of up to 45% of the value of investment expenditure incurred or the two-year labour costs of newly hired employees.
“Investments in the zone, however, are not only about plots of land and lower taxes. They also involve the region’s enormous economic potential, skilled workers, support from zone employees and business-friendly local authorities, as well as transport accessibility, which is particularly important in Zgorzelec. Thanks to its location on the border, the city has extensive experience in international cooperation. For years, it has connected entrepreneurs from Poland and Germany, helping them build lasting business relationships and favourable conditions for living and investing,” says Rafał Jurkowlaniec, president of the Legnica Special Economic Zone.
Based on the average results achieved in the LSSE in 2014, it is estimated that companies could invest PLN 1,947 million and create approximately 3,177 new jobs on the land newly incorporated into the Zone in Zgorzelec.
Zgorzelec has transport advantages unmatched by any other investment location in Lower Silesia. Three border crossings connecting the city with neighbouring Görlitz are decisive in this respect. The international E-40 (A-4) route runs through the city and, via Bautzen, provides a connection to the German motorway network. In addition to the E-40, Zgorzelec is located on road no. 356 to Jelenia Góra and on route no. 352, which leads to Prague via the Zawidów-Habartice border crossing, 12 km from the city. Thanks to the border crossing, the city also has rail connections with Germany’s railway network. Superior transport accessibility is one of the most common reasons why investors choose a particular area for constructing their plants.
The offer of investment land in Zgorzelec is intended not only for large foreign corporations, but also for small and medium-sized domestic enterprises looking for a place to conduct business. To make it even easier for them to get started, the Legnica Special Economic Zone offers warehouse and industrial halls for lease. Depending on investors’ expectations, such halls can be built in any LSSE subzone. In the future, also in Zgorzelec.
The first entrepreneurs are already interested in the LSSE’s offer in Zgorzelec. “Talks with investors are very advanced; however, until the zone issues a permit, we cannot disclose the names of specific companies. Now that the Zgorzelec land has been incorporated into the LSSE, our offer will also be promoted and presented to potential investors by institutions such as the Polish Information and Foreign Investment Agency, which has been successfully attracting capital to Lower Silesia for years,” says Rafał Gronicz, mayor of Zgorzelec.
On November 3 this year, the Legnica Special Economic Zone was expanded by a total of over 550 ha located in Iłowa, Zgorzelec, Jawor, Męcinka and Miękinia. This marked the completion of the final stage in establishing the Lower Silesian Economic Activity Zone – S3 Jawor, and, for the first time in its history, the Legnica zone extended beyond the area of Lower Silesia. From now on, the LSSE comprises more than 1,763 ha of investment land located in 22 subzones.
